The short answer

A mortgage protection agent sells life insurance — usually a term policy sized to the mortgage, with a term matched to the years left on the loan — to homeowners, mostly by phone and video with an e-application. You need a state life insurance license. Independent roles are usually 1099 commission-only; agencies differ on whether they provide leads or make you buy them. It suits loan officers, realtors and captive agents because the homeowner conversation is the same.

What you’re actually selling

Most mortgage protection is term life insurance with the face amount set near the mortgage balance and the term matched to the loan — 15, 20 or 30 years. Unlike lender-sold mortgage life insurance, the benefit goes to the family, not the bank, and it stays level instead of shrinking with the loan. Many policies add living-benefit riders for terminal, chronic or critical illness.

What a day looks like

01

Call homeowners who requested information

Most mortgage protection prospects asked about coverage after buying or refinancing. You confirm the loan, the family, and the budget.

02

Pre-qualify health and pick the carrier

Height, weight, medications and history decide which carrier gives the best price — often with no medical exam.

03

Present two or three options

Coverage to pay off the house, and options that add income replacement or living benefits.

04

Take the e-application

Many carriers decide instantly or within days. The client signs by text or email.

05

Follow up and ask for referrals

New homeowners know other new homeowners — and their realtor and lender do too.

Who does well

  • Former loan officers — you already speak homeowner, and you understand loan balances and terms.
  • Realtors — your sphere is full of new homeowners, and the conversation is natural.
  • Captive agents — you know the product; now you can shop carriers. See how to leave a captive company.
  • Anyone coachable who can hold a daily phone schedule.

How the money works

Like other independent life sales, you’re paid commission on the first-year premium of each policy that issues, usually as an advance, with chargebacks if a policy lapses early and renewals on policies that stay in force, depending on your contract. Mortgage protection policies often carry larger premiums than final expense because the coverage amounts are larger.

Straight answers

Common questions

What does a mortgage protection insurance agent do?

Sells life insurance — usually term coverage sized to a homeowner’s mortgage — so the family can pay off the house if the borrower dies. Most of the work is phone and video calls with homeowners who requested information, followed by an e-application.

Do I need a license to sell mortgage protection insurance?

Yes, a state life insurance producer license, plus appointments with the carriers you sell. Getting licensed usually takes a few weeks of study and a state exam.

Do mortgage protection agents have to buy leads?

At many agencies, yes — and lead costs can take a big share of commission. Some agencies, including United Eagles, provide leads, so you don’t buy your own.

Is mortgage protection a good job for a former loan officer?

It’s one of the best fits: you already understand mortgages and homeowners, and the conversation is about protecting the loan you know how to explain. The pay model is different — usually commission-only — so plan for a ramp-up.

If it fits
